Workflows that actually connect
These are not separate apps stitched together — every workflow hands over to the next one.
Tenancy applications
Pre-screened applications — score a tenant's answers before you ever meet them.
Rent & finances
A ledger, a rent roll and the KPIs owners actually read — updated as payments land.
Maintenance
From request to approval to repair to bill — a chain everyone involved can follow.
Service requests
Requests broadcast to vetted providers of the right type — first to accept wins the job.
Security
Proposals, contracts, guards and shifts — with incident reports the owner can see.
Sub-leasing
Tenant investors sub-lease legally — with the owner's permission and markup built in.
K8JA
The whole property management ecosystem. One platform.
Owners, tenants, managers, security and service providers — everyone works in the same place, so nothing falls through the cracks.

Questions people ask about K8JA
Straight answers — the same ones our structured data publishes.
What is K8JA?
K8JA is a property management platform that puts every actor in one place: property owners, tenants, property managers, caretakers, security providers and service providers. Leasing, rent, maintenance, security and service work all run as connected workflows instead of separate apps, so a request raised by a tenant reaches the owner, the approved provider and the ledger without leaving the platform.
Who is K8JA for?
Property owners with one unit or a hundred, property managers running portfolios for those owners, and tenants renting a home or a shop. It also serves security companies guarding properties and service providers — plumbers, electricians, cleaners and other trades — taking jobs across the network. Each role signs up for its own dashboard and its own plan.
How much does K8JA cost?
Tenants are free, always. Property owners, security providers and service providers each have a free tier for small portfolios, and paid plans that raise the limits and add team seats. Every paid plan starts with a 14-day free trial and can be cancelled at any time.
Which countries and payment methods does K8JA support?
K8JA is built for African real estate markets and prices in local currency — Kenyan Shilling, Ugandan Shilling, Tanzanian Shilling, Nigerian Naira, Ghanaian Cedi and more. Tenants pay online at checkout with mobile money, card or bank transfer, depending on what is available in their country.
Do I need to install anything?
No. K8JA runs in any modern browser on a phone, tablet or computer. Tenants apply for units, pay rent and raise maintenance requests from their phone without downloading an app.
How is K8JA different from a spreadsheet or a rent-collection app?
A spreadsheet records what already happened; K8JA runs the work. An application is scored against the owner's pre-screening questions, acceptance opens the deposit window, payment activates the lease, a maintenance request routes to a vetted provider, and the bill lands on the ledger — one chain, with every party working in the same record.
Ready when you are.
Signing up takes a minute — and tenants never pay for the platform.
